PWC wanted to lease a large floor area of good quality office space with very high sustainability standards, but no buildings in their search area met these criteria. A building was identified, however, with good sustainability standards and an agreement was reached with the landlord to carry out improvements. We negotiated terms to ensure that the value of improvements paid for by the tenant, would be regarded when determining the rent at each review. Five years later, JK was appointed to manage and negotiate the first rent review, to ensure the initial investment was fully realised when determining the market rent.
We calculated the value of improvements, the costs of which were contributed to by both tenant and landlord. Negotiations ensured that our client received the full benefit of the contributions they made at the start of their lease. The whole process was managed in just eight weeks by one of our experienced consultants.
