Our client engaged JK to buy grade A office space with a high sustainability performance to match their brand values, and to negotiate lease terms that would keep their relocation project on budget and within the desired timescale.

The search considered existing buildings and land with development potential for employment use. No buildings in the target area met our client’s high sustainable requirements, but we did source a property that could be retrofitted, within budget, to deliver the sustainability performance they wanted. A sitting tenant provided an additional challenge to securing the full square footage needed but - after consulting with the landlord and speaking to the existing tenant - terms for acquisition were agreed, based on market value for vacant possession with a surrender for conditional purchase on completion.
